Energy efficiency certificate
The ENERGY EFFICIENCY CERTIFICATE (EEC) is an official document, which includes objective information about the energy characteristics of a building.
The energy certification energy qualifies a property, calculating the annual energy consumption required to meet the energy demand of a building under normal occupancy and operating conditions (including the production of hot water, heating, lighting, cooling and ventilation).
The energy certification process concludes with the issuance of an ENERGY EFFICIENCY CERTIFICATE and the assignment of an ENERGY LABEL which expresses the energy qualification of the building in a range of letters from A to G.
Since June 1, 2013, the law requires that all existing buildings, when sold or rented, must have an energy efficiency certificate. Therefore, it is mandatory to obtain this certificate before formalizing the sale (it will be required at the notary’s office) or the corresponding lease agreement.
Energy certification therefore improves the information available to consumers who are about to buy or rent a property. Furthermore, by certifying a property, its energy characteristics are known, allowing for the most appropriate improvement measures to be proposed to reduce costs and increase comfort.

THE BUILDING EVALUATION REPORT (IEE)
This is a document that collects comprehensive information on various aspects of the building and, in all cases, an assessment of its state of conservation, basic conditions for universal accessibility, and energy efficiency certification. According to Law 8/2013, the IEE must be drawn up for buildings seeking public aid for the purpose of undertaking conservation, accessibility, or energy efficiency works. In this case, the IEE must be submitted prior to the application for the corresponding aid.
Likewise, residential buildings over 50 years old have a maximum period of 5 years to draw it up.
